In reality, one of the most important phases of the sale is just beginning.
Before we ever reach this stage, we've already negotiated the major business terms of the agreement, including the purchase price, buyer earnest money deposit, contingency periods, financing terms, appraisal terms, closing date, possession, credits (if any), personal property to be included, and the other key terms of the contract.
As part of our negotiation strategy, we also negotiate for the seller to select the escrow company, title company, and termite company so we can work with experienced professionals who help keep the transaction organized, efficient, and on track.
Once both parties have agreed to these terms, our focus changes.
We're no longer negotiating the deal.
Now we're protecting the deal we've negotiated.

How We Ensure a Smooth Escrow and Successful Closing
Our Contract-to-Closing System
Every transaction is different, but our objective is always the same:
- Maximize your net proceeds.
- Protect you contractually.
- Create the smoothest, least stressful transaction possible.
To accomplish that, we negotiate for several key terms before moving into escrow.
A Meaningful Earnest Money Deposit
We negotiate for a 3% buyer earnest money deposit, which is the maximum amount permitted under California law for liquidated damages.
We also require the buyer's earnest money deposit to be deposited into escrow within 24 hours of acceptance.

Confirming the Buyer's Ability to Close
One of the biggest reasons transactions fall apart is financing.
That's why we require every financed buyer to be cross-qualified through our preferred in-house lender, regardless of which lender they ultimately choose for their loan.
We also verify proof of funds and loan pre-approval before moving forward.
Our goal is simple:
Make sure the buyer has the financial ability to complete the purchase.
Keeping Contingencies Short
The longer contingencies remain open, the greater the uncertainty.
We negotiate to limit buyer contingencies—including inspection, due diligence, insurance, loan approval, and appraisal—to approximately 10–12 days.
Shorter contingency periods provide answers sooner, reduce uncertainty, and help move the transaction toward a successful closing.

We negotiate for the seller to select the escrow company, title company, and termite company.

Managing Every Detail
Once escrow begins, we closely monitor every contractual deadline, communicate regularly with all parties, and proactively address issues before they become problems.
Our philosophy is simple: identify small issues before they become large problems.
Whenever appropriate, we also pursue backup offers to help protect our seller's negotiating position should the primary buyer cancel or attempt to renegotiate.
