The Highest List Price Isn't the Goal

A few weeks ago, I met with a homeowner who said something I've heard hundreds of times over the years.

"Matt, I know my home is probably worth around $2 million, but let's list it at $2.3 million. We can always come down."

I smiled because after more than 26 years in real estate, I've had that exact conversation countless times.

And almost every time, I explain the same thing.

The goal isn't to get the highest list price.

The goal is to get the highest sale price.

Those are two very different things.

Ironically, one of the biggest mistakes I see homeowners make is choosing a pricing strategy that actually makes that goal harder to achieve.

Many sellers believe:

"Let's start high. We can always lower the price later."

Unfortunately, that strategy often produces the exact opposite result.

Homes that begin overpriced frequently receive fewer showings, fewer offers, spend more time on the market, require price reductions, and ultimately sell for less than they could have if they had been priced strategically from the very beginning.


My Philosophy Is Different

I've always believed that the best negotiation is one where buyers compete against each other—not where the seller negotiates against themselves.

When you overprice a home, the negotiation usually looks something like this:

$2,300,000...

then $2,150,000...

then $2,100,000...

then $2,050,000...

Every price reduction tells buyers the seller is becoming more motivated.

Instead of creating urgency...

You're negotiating your own price down.

I believe there's a much better strategy.


Negotiate Your Price Up—Not Down

Rather than starting too high and chasing the market with price reductions, my goal is to position your home so it attracts the maximum number of qualified buyers from the very beginning.

When your home is properly prepared, professionally marketed, strategically priced, and launched through our MOST™ Home Launch System (Multiple Offer Selling Technique), something very different can happen.

Instead of asking buyers to negotiate your price lower...

The buyers begin negotiating against one another.

That's exactly where every seller wants to be.

Imagine your home is listed at $2,000,000.

Buyer #1 offers $2,000,000.

Buyer #2 offers $2,025,000.

Buyer #3 increases to $2,050,000.

Buyer #4 offers $2,075,000.

Now you're no longer negotiating downward.

You're allowing the marketplace to compete your price up until you've reached the highest price the market is willing to pay.

That's a completely different strategy.

And after selling more than 2,000 homes, I've found it's one of the most effective ways to maximize a seller's final sales price.


The Market Is Always Talking. The Question Is...

One lesson I've learned over the years is this:

The market is always talking.

The question is whether we're listening.

The market tells us:

  • Whether buyers think your home is priced correctly.
  • Whether buyers believe they're getting value.
  • Whether our pricing strategy is working.
  • Whether adjustments need to be made.

Unfortunately, some sellers become emotionally attached to a number.

The market isn't emotional.

Buyers don't care what you need your home to sell for.

They don't care what your neighbor thinks it's worth.

They don't care what someone told you six months ago.

They care about today's value compared to every other home they're considering.

The market always tells the truth.

Our job is to listen.


The Cost of Chasing the Market

Here's what often happens when a home starts too high.

Week One

Excitement.

Buyers notice the property.

Many decide to wait because it feels overpriced.

Week Three

Showings slow down.

Buyers begin asking:

"I wonder why it hasn't sold?"

Week Five

First price reduction.

Now buyers start wondering:

"If they're already reducing the price, maybe they'll reduce it again."

Week Seven

Second reduction.

Low offers begin arriving.

Buyers sense leverage.

Week Ten

The listing begins to feel stale.

Even buyers who loved the property start asking themselves:

"What's wrong with it?"

The irony?

Many of these homes would have sold for more money had they been priced correctly during those critical first weeks on the market.
