Before we dive into specific recommendations, it's important to understand one thing:
There is no universal checklist that works for every home.
The purpose of this article is to give you a helpful overview of the types of improvements that often make sense before selling. However, there is simply no way to provide the best advice without seeing your home in person.

Every price range is different.
A home in Encinitas may require a completely different strategy than a luxury estate in Rancho Santa Fe, a condominium in downtown San Diego, or a family home in Poway.
The best recommendations come from walking through your home, evaluating its condition, understanding the neighborhood, analyzing the competition, and identifying which improvements are likely to generate the highest return—and just as importantly, which improvements you should not spend money on.
The Biggest Mistake Home Sellers Make
Many homeowners assume buyers want a completely remodeled home.
That's not necessarily true.
In fact, one of the biggest mistakes I see is homeowners investing in expensive renovations that never produce a meaningful return.
Examples include:
- Complete kitchen remodels
- Luxury bathroom renovations
- High-end custom features
- Swimming pools
- Extensive landscaping projects
These improvements may make the home more enjoyable while you live there, but they don't always increase your home's value enough to justify the investment when you're preparing to sell.

Instead of major remodeling, I typically recommend focusing on improvements that immediately improve a buyer's first impression.
These often include:
- Fresh interior paint
- New lighting fixtures
- Updated cabinet hardware
- Professional landscaping
- Pressure washing
- Deep cleaning
- Flooring replacement when necessary
- Minor drywall repairs
- Updated faucets and plumbing fixtures
- Window cleaning
Many of these projects are relatively inexpensive but can dramatically improve how buyers perceive your home.
Buyers Make Decisions Emotionally
A buyer doesn't simply purchase square footage.
They purchase a feeling.
When a home feels clean, bright, updated, and move-in ready, buyers often become emotionally attached.
That emotional connection can lead to:
- More showings
- More offers
- Faster sales
- Stronger negotiating positions
- Higher sale prices
Sometimes the Best Decision Is to Sell the Home As-Is
One of the biggest misconceptions is that every home should be remodeled before it goes on the market.
That simply isn't true.
In fact, I looked at a property just yesterday that would likely require close to $1 million to fully remodel.
For that homeowner, investing that kind of money before selling would make very little financial sense.
In situations like that, it often makes more sense to market the property as-is and allow the next owner to renovate it according to their own tastes and needs.
I've recommended that many times over the years.
The important thing isn't whether a home needs work.
The important thing is understanding whether the investment is likely to produce a return that justifies the cost.

Combined with strategic pricing, professional marketing, and concentrated buyer exposure, thoughtful preparation often produces stronger offers and better overall results.
My Advice After Selling More Than 2,000 Homes
If I could give every San Diego homeowner one piece of advice, it would be this:
Don't assume you know which improvements buyers want.
Get professional advice before spending thousands—or even hundreds of thousands—of dollars.
I've seen homeowners spend $80,000 on renovations that increased the sale price by only a fraction of that amount.
I've also seen homeowners spend less than $10,000 on carefully selected improvements that generated multiple offers and significantly increased their net proceeds.
And I've advised homeowners not to remodel at all because selling the property as-is was clearly the better financial decision.
Every home is different.
Every market is different.
Every strategy should be different.
