One of the most common questions I hear from homeowners is:
"How can I sell my home quickly without leaving money on the table?"
It's a great question.
Unfortunately, it's also based on one of the biggest misconceptions in real estate.
Many people assume that selling quickly means accepting a lower price.
After helping clients buy and sell more than 2,000 homes throughout San Diego County over the past 26+ years, I've found that the opposite is often true.
The homes that generate the most excitement early are frequently the homes that command the highest prices.
The goal isn't to sell quickly because you're in a hurry.
The goal is to sell while buyer excitement is at its highest.
Those are two very different strategies.
One of the Biggest Myths in Real Estate
There's a belief that if a home sells in just a few days, it must have been underpriced.
Sometimes that's true.
More often...
It's the result of excellent preparation, strategic pricing, professional marketing, and strong buyer competition.
Think about it from a buyer's perspective.
When buyers see a beautiful home that just hit the market—and everyone else wants it too—they don't negotiate from a position of confidence.
They negotiate from a position of urgency.
That's exactly where a seller wants buyers to be.

One of the principles I teach every homeowner is this:

The first few weeks on the market are usually when your home receives the greatest attention.
Buyers are excited.
Agents are talking about it.
New listing alerts are being sent.
Online traffic is highest.
Everyone wants to see the newest listing.
That's momentum.
And momentum creates opportunity.
As time passes, something changes.
Buyers begin asking a different question.
"What's wrong with it?"
Even if nothing is wrong.
The perception changes.
That's why creating excitement from the very beginning is so important.
The Life Cycle of Buyer Excitement
Every listing follows a similar pattern.
Days 1–7
- Maximum buyer interest
- Highest online traffic
- Strong showing activity
- Greatest opportunity for multiple offers
Days 8–21
- Continued buyer interest
- Strong activity
- Buyers recognize the home as a desirable new listing
Days 22–45
- Buyer activity begins to slow
- Buyers wonder why it hasn't sold
- Negotiating leverage begins to shift
45+ Days
- Price reductions become more common
- Buyers expect discounts
- Sellers often negotiate from a weaker position
This isn't always the case—but it's common enough that it should influence your strategy from day one.

Preparation Creates Profit
Homes don't suddenly become desirable the day they hit the MLS.
The work happens before that.
Depending on the property, preparation may include:
- Professional cleaning
- Interior painting
- Landscaping
- Flooring updates
- Staging
- Professional photography
- Cinematic video
- Property websites
- Digital advertising
- Luxury print marketing
- International marketing
Not every home needs every improvement.
In fact, some homes should be sold exactly as they are.
That's why every preparation strategy should be customized.

Never Negotiate Your Price Down...
Negotiate It Up.
This may be the biggest difference between my approach and the way many homes are sold.
Many agents receive multiple offers and immediately ask everyone for their "highest and best."
I usually don't.
Instead, I often negotiate individually with each buyer's agent.
By giving every buyer a fair opportunity to improve their offer, we can often identify the highest price the market is willing to pay while maintaining strong backup offers if needed.
That's a completely different mindset.

Selling Quickly Doesn't Mean Settling
One of the greatest compliments I receive from clients is when they say:
"I can't believe our home sold so quickly—and for more than we expected."
Those results don't happen by accident.
They're usually the result of months—or sometimes years—of experience combined with careful preparation, strategic pricing, professional marketing, and disciplined negotiation.
The speed is simply the result of doing everything else correctly.
