Unfortunately, many sellers believe that once a home is listed in the MLS, the market will simply determine the highest price.
In my experience, that's rarely the case.

Instead of spreading showings across several weekends, we funnel virtually all showings into one carefully organized weekend.
Buyers quickly realize they aren't the only people interested.
They see other buyers arriving.
They recognize the competition.
That naturally creates urgency.
The atmosphere becomes very different from a property that's been sitting on the market for weeks.

Step Five: Negotiate Like an Auction—Without Holding an Auction
This is where I believe our strategy is truly different.
Many agents receive multiple offers and immediately send every buyer a request for their "highest and best" offer.
While that may sound like a logical approach, I've found it often creates an unintended problem.
Some buyers simply walk away.
And unfortunately, that buyer may have been willing to pay the highest price if given another opportunity.
Instead, I take a much more personal approach.
Let's say our highest offer is currently $1,000,000.
Rather than asking everyone for "highest and best," I'll personally call another buyer's agent and say something like:
"Thank you for your offer. We truly appreciate your clients' interest in the property. We have received multiple offers, and rather than simply asking everyone for their highest and best, we want to give every buyer an equal opportunity to purchase the home. If your buyers are still interested, would they consider improving their offer to $1,025,000?"
Buyers appreciate the fairness of this process.
Each buyer has another opportunity.
Nobody feels eliminated.
Nobody feels ignored.
Then we continue those conversations individually.
One buyer improves.
Then another.
Then another.
The process becomes very similar to an auction—but instead of standing in a room raising paddles, we're conducting thoughtful one-on-one negotiations over the phone.
We continue until we reach the point where no buyer is willing to go any higher.
At that moment, we've likely discovered the highest price the market is willing to pay.
That's exactly where every seller wants to be.
Backup Offers Provide Additional Protection
Another major advantage of generating multiple offers is the ability to secure one or more backup offers.
If the primary buyer cancels, fails to perform, or attempts to renegotiate during escrow, the seller often has another qualified buyer already in position.
That additional leverage can make an enormous difference.
Every Home Deserves Its Own Strategy
While this article is intended to give homeowners an overview of how we approach maximizing a home's value, it's important to understand that every property is different.
There is no one-size-fits-all formula.
A luxury estate in Rancho Santa Fe requires a different strategy than a condominium in downtown San Diego.
A beachfront property in Del Mar is different from a family home in Carlsbad or Encinitas.
The only way I can truly recommend the best strategy is by personally walking through your home, evaluating its condition, studying the competition, and understanding today's market.
Sometimes my recommendation is to paint, stage, and make strategic improvements.
Sometimes it's just a few cosmetic updates.
And sometimes the smartest financial decision is to sell the property exactly as it is.
In fact, I recently walked through a home that would likely require nearly $1 million to fully remodel.
For that homeowner, investing that kind of money before selling simply didn't make financial sense.
In my opinion, selling the home as-is was clearly the better strategy.
That's why every recommendation I make is customized to the individual property—not based on a generic checklist.
