After helping clients buy and sell more than 2,000 homes throughout San Diego County over the past 26+ years, I've learned that the difference between a good sale and an exceptional one often comes down to strategy long before the home ever hits the market.
I Hear This Question All the Time
A few weeks ago, I met with homeowners who were interviewing several Realtors.
Near the end of our meeting they asked me a question I've heard hundreds of times throughout my career.
"Matt...what makes one Realtor better than another?"
I smiled.
Because the answer surprises most people.
It isn't the brokerage.
It isn't the commission.
It isn't the size of the marketing budget.
And it certainly isn't who promises the highest price.
The biggest difference is strategy.
Because two Realtors can sell the exact same home...
...and produce dramatically different results.
The questions below are the questions I believe every homeowner should ask before deciding who will represent them.
1. How Will You Determine My Home's Value?
Many agents will provide a Comparative Market Analysis (CMA).
That's important—but it's only one piece of the puzzle.
A thorough pricing strategy should also consider:
- Active competition
- Pending sales
- Buyer demand
- Property condition
- Floor plan
- Views
- Lot characteristics
- Upgrades
- Neighborhood trends
- Timing

2. How Will You Generate Buyer Competition?
One buyer creates an offer.
Multiple buyers create leverage.
One of the biggest differences between average Realtors and exceptional Realtors is whether they have a plan to create buyer competition.

One of the biggest misconceptions in real estate is that there is one perfect price.

One of the most important lessons I've learned over the past 26 years is this:
Selling real estate is a sprint—not a marathon.
The first two to three weeks on the market are often the most important.
That's when excitement is highest.
Buyer activity is strongest.
And your home has the greatest opportunity to create momentum.
A successful launch is almost always more effective than trying to recover from a slow start.
7. How Will You Negotiate Multiple Offers?
Many agents receive multiple offers and immediately send everyone a "highest and best" counteroffer.
I don't.
Here's why.
The moment you do that, some buyers walk away—and one of those buyers might have been willing to pay the most.
Instead, I often negotiate individually with each buyer's agent, much like an auction.
By giving every buyer a fair opportunity to improve their offer, we can often identify the highest price the market is willing to pay while also securing strong backup offers.
It's a more strategic approach—and one that has served my clients well over many years.
8. Do You Have Experience Selling Homes Like Mine?
Every property is different.
Luxury homes.
Oceanfront homes.
Downtown condominiums.
Investment properties.
Probate sales.
Trust sales.
